JRS has had the privilege of working with Montclair State University for over 10 years. During this tenure, the JRS team has completed various capital improvement projects including façade repairs, roof replacements, classroom/office renovations, pool lift installation and loading dock improvements. One of MSU’s most prominent buildings on campus, University Hall, was in need of a building façade assessment due to water infiltration and failing façade components. Opened during the 2005 – 2006 academic year, this multi-story building houses various offices, instructional spaces, meeting rooms and lecture halls. MSU engaged JRS to complete a full façade assessment on this seven-story campus icon. The scope included investigating the existing conditions and recommending methods of repairs for each condition found including crack repair, stucco accessory replacement, delaminated stucco coatings, installation of new flashings, cleaning and recoating all stucco and replacing all exterior sealants. Detailed drawings were prepared for permitting and bidding. JRS also prepared a construction cost estimate and a construction schedule for the proposed repairs so the University could effectively budget and align the project with the master plan of such initiatives. The project was phased over 3 years in order to keep the building operational during the school year. Today, this building proudly retains its prominent status on the campus and is well positioned as such for years to come.
