JRS Architect, P.C. is a full service architectural firm that also provides interior design, programming, construction administration and preservation services. Since its inception in 1986, JRS has been directly involved with the design and construction of facilities for Fortune 100 companies, financial institutions and educational, healthcare and retail organizations. JRS has over 20 employees between our two offices; Mineola, NY and Princeton, NJ. Our Project Architects have an average tenure of over 20 years at JRS. JRS PROMOTES CONSISTENCY, COMPLETENESS AND QUALITY Founder/President John R. Sorrenti, FAIA earned the prestigious designation of being the Chancellor of AIA’s College of Fellows in 2016. Previously, he served in various leadership roles with the Executive Committee, was The National Chair of the AIA College of Fellows Regional Representatives and held various senior positions in the National and State AIA. In 1991 on behalf of the AIA, John helped to form the guidelines for the Americans with Disabilities Act and in 1993 assisted with the New York City ADA code. John is an Extended Board Member of the New York State Education Board of Architecture having completed his ten year appointment during which he served two years as chair. He was Regional Director on the National Council of Architectural Registration Board (NCARB) for three years. John also served on the National Architectural Accrediting Board committee for college accreditation programs and has performed reviews of his peers for the American Council of Engineering Consultants. This experience continues to shape and differentiate JRS’ practical and grounded approach to our work.

Over his career, he has served as a lobbyist for legislative issues. As a result of this work as well as his other professional organizational involve ment, John has achieved a reputation for quality of leadership and is looked to by his peers for ideas and information on subjects ranging from build ing safety and ADA conformity to project delivery methods and marketing.

John holds Masters Degrees in both Architecture and Business Administration.

HELLEN KELLER SERVICES

Seeking to maintain their Brooklyn roots, Helen Keller Services identified the former A&S’s back office, shipping and warehouse building for their corporate headquarters and children’s learning center. HKS’ objectives included flexible space promoting communication and collaboration; an inviting fun environment; easy navigation for the sight impaired and consolidation of space. Creativity is obvious as soon as one arrives. A braille-inspired tactile wall in the entrance projects a sense of joy and optimism to inspire not only students and staff, but also visitors. The reception area and entire space is bathed in natural light, one of JRS’ primary design objectives. Windowed offices with interior glass walls and classroom clerestory windows and vision panels help distribute natural light, especially to interior workspaces and classrooms. Tactile floor tiles and high contrast flooring materials were selected especially for HKS’ visitors, students and staff, allowing them to navigate the facility independently. Tactile wall panels, textured wallcoverings and brightly colored acoustical wall panels also aid in their navigation while creating an inviting and whimsical atmosphere yet the overall color palette alludes corporate. To address their heightened noise and light sensitivity, JRS’ design includes dimmable lighting, NRC highest rated ceiling materials, acoustical textured wallcoverings and padded flooring. The space also includes a “learning kitchen/pantry”, an eye examination lab and a reconfigurable, multipurpose conference center. Sophisticated while budget sensitive tele-communications and videoconferencing allow staff to collaborate efficiently within HKS’ space as well as remotely with parents and colleagues.

| KEAN UNIVERSITY – COUGAR’S DEN

Education

Located in the heart of the campus and near residence halls, this eatery was not experiencing the traffic as desired with much of the space not utilized such as the one wing which had seating along with a small platform stage to accommodate various small events and entertainment. The eatery also had an outdoor seating area but access and aesthetics seemed to be a deterrent for it maximum use. JRS was asked to look at the space and redefine it to promote more use and make it more aesthetically interesting. Its location was along heavily trafficked areas and directly across from the library so it was in a prime area of the campus. Due to funding considerations, the project was staged with the first step being to conduct a Feasibility Study. A schematic design of a new 1,200 sq. ft. addition along with renovations to the existing space was proposed. This Study included plans, elevations and 3D renderings and a full report detailing existing conditions, potential issues, a cost estimate, code review, MEP evaluation and a Civil evaluation. After project approval, a very limited window existed to complete the Construction Drawings in order to obtain the necessary funding. JRS worked with the client to outline a revised schedule thereby reducing the schedule by three weeks. The open floor plan is enclosed with storefront glazing that allows for views out to the campus on all sides. The roof contains large overhangs that help shade the interior. With the aid of 3D rendering software, JRS was able to analyze the sun angle and use this as a basis for designing the overhangs and screens to shade the interior from harsh sun light. The interior addition is separated from the existing space by folding glass partitions to accommodate various size of groups. Exterior uplighting was added to highlight this social space while interior pendant lighting at created intrigue and energy. This project demonstrates JRS’ ability to conduct an effect feasibility study so to accurately assess the project as well as to provide a creative design solution within budgetary guidelines and a tight schedule. .

With libraries transitioning to ever more social and collaborative spaces, the University wanted to investigate adding an additional and unique feature to their existing facility. Adjacent and opening off the main lobby of the library is a one story wing which houses a Starbucks. The first phase examined the feasibility of designing a new roof top seating area over this section and connecting it to the main structure via the second floor of the library and an exterior staircase. The proposed design created a variety of gathering spaces, from open areas for larger and more flexible gatherings to those with covered trellises to accommodate smaller and more private interactions. Built in shading was key to increase its use. To manage costs and increase aesthetics, a portion of the roof was converted to a green roof. This component was to aid in cooling the surrounding environment and reducing storm water runoff. Different flooring materials helped delineate circulation space and egress components from the gathering spaces. The decking surface was to be panelized to allow for maintenance to the roof membrane below. Preliminary schematic designs were prepared along with a cost estimation to assist with identifying the necessary funding stream and to prioritize accordingly. The proposed design included replacing the roof, extending the parapet heights, installing railing, relocating existing mechanical and plumbing equipment, adding steel post supports for the next phase’s steel super structure and flashing all necessary areas. The existing lighting protection was to be reworked to accommodate the proposed design. Probes of the existing parapet were to occur to determine the connections for the new parapet and railing. In the subsequent proposed phase, the new roof top deck mounted on adjustable pedestals would be installed. Access would be via a new ramp connecting the interior second floor and a new exterior staircase. The proposed area will have emergency egress lighting and decorative lighting at the trellis area.

MANDELL SCHOOL

Located on Manhattan’s Upper West Side, this two level facility is the next evolution of Mandell’s popular pre-school. Beginning with kindergarten and first grade, this new site expands their curriculum to a K-4 program. JRS’ creativity with innovative materials and experience in school design has resulted in a unique learning environment that is child friendly and budget conscious. Green design solutions were encouraged and are liberally applied. Homasote, a recycled wallboard, is used in each classroom – perfect for mounting student projects it also provides sound control and is easily renewed with a fresh coat of paint. Rubber flooring from reprocessed tires is durable and easy to clean and drop-ceiling tiles are manufactured from recycled materials. Wall paneling of certified wood from sustainable harvests provides a unique backdrop in the reception area with displays of student art housed in strategically placed niches. The reception desk’s counter top is fashioned from recovered glass. Only non-toxic low-VOC paint has been specified throughout the project. Conduit and duct systems in select parts of the school were left exposed to teach students about the inner workings of their surroundings. Cheerful colors are used in nuanced ways and natural light supplemented with energy efficient diffused lighting arrangements provides a no-glare atmosphere. The school includes 6 large class rooms, music, art, and reading rooms, a multi-purpose indoor recreation area, staff lounge and nurse’s station

THE MEADOW’S SCHOOL

Seeking a new space for their growing childcare center, The Meadow’s School, a family owned business since 1978, identified a former fragrance factory for their expanded infant, toddler, preschool, kindergarten and elementary school programs. JRS was tasked to renovate the space to provide classrooms to challenge and promote child development. Given that safety is a prime concern, glass doors and sidelights allow visibility into the classrooms at all times. Classrooms were to be divided by age groups and include shared toilet rooms partially screened so that they offered some privacy, yet teachers always were able to supervise. These classrooms were also equipped with food preparation areas and child sinks for hand washing. Ample storage was critical especially for infant rooms to accommodate car seats. The design also included specifying flooring that could withstand the constant moving of furniture and the test of children. With the look of carpet and offering high durability, JRS selected LVT with fun pops of color to create additional interest in the classrooms Walls were Intentionally left white, providing a perfect backdrop to exhibit artwork. With all meals prepared on premise, the design included a food preparation and kitchen area. New HVAC unites were installed to provide the proper levels of fresh air into the spaces along with the state-of-the-art television monitors and security systems to ensure safety for the occupants. The existing atrium which provided significant natural light was incorporated into the design to manage costs and allow investment in other critical areas of the facility. JRS selected new lighting in the corridors and assisted with furniture selections. Outside, a new traffic flow was introduced to accommodate safe drop off and pick up of the children as well as ensure ample parking. A new outdoor playground area was also built. With this facility, the School has newly designed spaces to support their unique programs focused on developing each child to their fullest potential.

MONTCLAIR STATE UNIVERSITY

Montclair State University (MSU) has engaged JRS Architect, P. C. on several initiatives focusing on: • building standards for an Administration and classroom building. • a feasibility study and related schematic design for the Bursar’s Office, Financial Aid, Registrar and Student Center. • renovations of offices and classrooms for Facilities. MSU’s objectives included identifying reasonably priced finishes which were “warm” and durable. JRS approached these projects by working closely with MSU to understand their needs and use of the space to effectively conduct space planning and outline a plan that further integrated daily operations of the targeted departments. JRS’s Interior Design department selected finishes such as flooring, wall finishes and lighting. Renderings were used to show selected finishes implemented into the existing architecture. Schematic layouts were prepared and estimates were developed to determine construction costs. As part of the Standards program, JRS produced a 3D virtual tour of the proposed renovations showcasing the new finishes and demonstrating how it would “feel” to walk through the renovated spaces. In addition, a complete set of reference documentation outlining the specifications of the materials was compiled for MSU’s future reference.

MONTCLAIR STATE UNIVERSITY

JRS has had the privilege of working with Montclair State University for over 10 years. During this tenure, the JRS team has completed various capital improvement projects including façade repairs, roof replacements, classroom/office renovations, pool lift installation and loading dock improvements. One of MSU’s most prominent buildings on campus, University Hall, was in need of a building façade assessment due to water infiltration and failing façade components. Opened during the 2005 – 2006 academic year, this multi-story building houses various offices, instructional spaces, meeting rooms and lecture halls. MSU engaged JRS to complete a full façade assessment on this seven-story campus icon. The scope included investigating the existing conditions and recommending methods of repairs for each condition found including crack repair, stucco accessory replacement, delaminated stucco coatings, installation of new flashings, cleaning and recoating all stucco and replacing all exterior sealants. Detailed drawings were prepared for permitting and bidding. JRS also prepared a construction cost estimate and a construction schedule for the proposed repairs so the University could effectively budget and align the project with the master plan of such initiatives. The project was phased over 3 years in order to keep the building operational during the school year. Today, this building proudly retains its prominent status on the campus and is well positioned as such for years to come.

NORTH STAR ACADEMY

This North Star Academy, a charter school of Uncommon Schools, is located in the Historic District of Newark, NJ. Built in 1888, this multi-story structure had been previously used as a bank. However like most historic structures, the ravages of time had taken its toll. The first phase was to survey and document the façade which was comprised of a variety of materials including granite, limestone, brick, pressed sheet metal and glazed terra cotta. Access via a boom truck provided the view necessary to identify the problem areas and allowed the use of probes for further façade investigation. This first phase noted severe cracking throughout the façade which was an immediate danger to pedestrian traffic. Water infiltration in the façade in multiple areas had not only damaged the exterior elements but also deteriorated structural steel and ultimately caused water damage inside the building. Moving forward with the façade restoration, a sidewalk bridge was installed to protect the pedestrians. Replicas were taken of the various architectural elements to fabricate those that were too damaged to be salvaged. Repairs were made to various damaged terra cotta and stone elements. Additionally, the roof was repaired. The restoration and repair work complied with New Jersey State Preservation Office with the project team closely coordinating their effort with Newark’s Historic District.

This full building renovation includes repurposing the former 4,500 sq. ft. College Bookstore to a Conference Center to include a large meeting room, several seating areas for informal collaborative discussions, office space, storage and support areas for the College’s Conference Center. The objective is to supplement existing space in the same building to create a multi-purpose facility which facilitates formal conferences as well as provides areas for informal collaboration. This project will also entail connecting the building to the central plant for hot and chilled water and removing the existing equipment for such and for upgrading HVAC. Outside of the conference center space, the rest of the 10,996 sq. ft. building will be upgraded with new ceilings, lighting and finishes.

PROJECT: Interior. Natatorium to Gymnasium

Needing additional space for basketball, volleyball and other recreational sports, the existing 10,475 sq. ft. space that housed the closed natatorium became a logical location. The pool and pits in the pump room were filled. Addressing accessibility issues was a priority for this project. As such, new exterior ADA entrance ramps and vestibule were added among with new ADA restrooms. To manage expenses, a core section of the bleachers was able to be maintained. However, a new telescopic section was added for ADA seating which provided direct access to the courts. The lighting was completely replaced with new high bay LED fixtures. Given the nature of the space, new acoustical panels were installed on walls and ceiling to replace the existing metal slat system. HVAC units were also replaced to address the space’s new functions.

POLY PREP DAY SCHOOL

Faced with a growing student body and need to repurpose spaces to meet the dynamic needs of a leading independent school, Poly Prep Country Day School identified several critical building projects in accordance with their Strategic Plan. This project focused on the Upper School, grades 9th through 12th and was divided into two phases. The first one focused on the renovation and expansion of their existing Alumni Building which provided additional work and meeting spaces. The renovation to the existing facility included identifying new finishes and lighting fixtures for the interior while the exterior was re-cladded. The second phase was more extensive as it includes the new construction of a new two story theatre building to house: • four new soundproof practice classrooms; • new large instrument, vocal, music and dance practice studios; • a new electronic media classroom; • a rebuilt entrance and vestibule; • a variety of public spaces including restrooms and corridors connecting to the existing and adjacent classroom building. This phase also involves the relocation of an existing exterior swimming pool which entails new site drainage and new landscaping. Project scope included selecting finishes and furnishings such as pool decking and fencing.

Located in Bradley Hall, home to several departments, the Learning Center, the Academic Foundations Center, Bradley Theatre and the campus Post Office, JRS worked with Rutgers to convert a former theater into an office and research space for visual perception and cognitive science. Several critical requirements were identified as JRS worked with the Rutgers team. These included a testing room which was completely blacked out, multiple offices, meeting/collaborative areas and a pantry. As the JRS team assessed these requirements, they also studied the unique elements of the space. This six-story building which was built in 1916 offered large windows which faced west, cast in place concrete columns with mushroom capitals and nearly thirteen foot high ceilings. The design solution leverages the light that the large windows offer by placing the offices and huddle rooms on the perimeter which also allows for effective usage of the recessed area where the stage had been. All offices are double so to maximize the space and are fully enclosed to provide privacy. The testing room, also on the side, was designed with a gasketed door and frame to block out light. With this design, the center area is filled with light and provides ample collaborative and meeting areas with a mix of lounge and bar height seating. The conference table is along the window and is adjacent to the pantry to further maximize the openness of the space. A floating ceiling was installed over this table to address sound and to further define the space. Warm tones were used to compliment the industrial space as the columns became a prominent architectural feature. Industrial style lighting was introduced throughout. The aqua accent color further warmed the space and was used on the walls to signify dry ease boards and on the upholstery throughout, thereby completing a space uniquely designed for this research area.

RARITAN VALLEY COLLEGE

While RVCC’s academic programs are highly regarded, the college felt the appeal of its facilities was lacking until recent projects improved classrooms and support functions. Looking to provide a destination for students in which to enjoy an array of social activities, the college invited JRS to share its vision for a venue that is exciting, sophisticated and takes advantage of the campus’ natural panoramas. Our design solution creates a visual link to the surroundings by layering the landscape differences into the building. With a parallelogram shape anchored on a diagonal the Student Center embodies a fluid space that continues the soft meandering landscape. Upon entering, the building’s axial movement funnels occupants through an open two story gallery. Club offices and support spaces are found on the first floor next to the gallery. The second floor is a versatile open space complete with coffee bar, casual seating and a fireplace. A large corner window captures south west vistas and an open balcony to the first floor allows for more flow of light. The top floor provides for a meeting area and lecture hall and a wall of windows at the end of the lecture hall offers more panoramic views to the south and west. Materials selection played an integral part in our design. Glass was used strategically to maximize daylight and campus views. Color defines spaces and excites the eye such as on selected wall panels and furniture. Floating acoustical planes create visual interest and assist with noise control.

PROJECT: Walsh Library – Window Investigation & Replacement; 24 Hour Study Lounge LOCATION: South Orange Study Lounge SIZE: 80,000 Sq Ft

Seton Hall University’s four story library building was experiencing interior damage due to water infiltration at the windows. The first phase of this project was an investigation to determine the specific source of the water entering the building. After analyzing the various window components, it was determined that the gaskets which held the glass in the aluminum frames were failing, thereby allowing the moisture to enter the building. A complete façade evaluation was conducted in order to draw existing elevations and detail the repairs. This effort entailed surveying over 250 windows so the necessary documents for the repairs could be made. The remediation phase required that all gaskets for the exterior windows be replaced. Additionally, all surrounding sealant joints were raked out and replaced with a new high grade sealant. Special coordination and planning were also required since the building remained open during the construction. The time and energy spent in the first phase was most fruitful in that the water infiltration has since stopped and no further interior damage has occurred. Additionally, the University has a complete and current set of elevations for the building, something which they had not possess prior to this project. As a follow-on project, SHU wanted to create a secure study area that was adjacent to Starbucks. The goal was for this area to be accessed 24/7 by students while maintaining library security. To meet these objectives, a new entrance on the exterior of the building was created. The new entrance had access control while existing interior hardware was converted into electric hardware also with access control. The door was tied into the security system. Interior access from the library to the study area was allowed during the day but with the new configuration, the library was able to be secured after it closed.

JRS has been engaged at Seton Hall University (SHU) in a variety of Capital Improvement projects. At the Chapel of Alumni Hall, the existing slate roof was removed entirely and replaced with a new asphalt shingle roof to match the adjacent roofing. The perimeter gutters and leaders were replaced with new while the existing wood trim rake boards, fascia and soffits were replaced where damaged. All wood trim at the roof level was wrapped in prefinished aluminum. Work at Lewis Hall, an 81,000 sq. ft. building focused on an interior renovation including multiple toilet renovations as well as an entire general building painting and carpet replacement. The project scope at the Ring Building, a 30,000 sq. ft Administration Building, included both interior and exterior renovations. Again, various restrooms were upgraded along with the painting of interior and replacement of the carpet. The roof over the garage section was replaced along with repointing of the exterior brick. An additional capital improvement project included work at the Richie Regan Recreation and Athletic Center, its main lobby and the pool house. All new general lighting, emergency lighting and controls were replaced. High efficiency and high output LED’s fixtures were selected for the field house. Careful consideration was used in selecting a fixture that will stand the abuse of being hit from the inside sporting activities. Also, the fixtures were mounted indirectly to ensure no glare would impede athletes’ performance. Fixtures installed in the Pool House had to be severe environment rated to withstand the corroding effects of chlorine while looking aesthetically pleasing. Due to the scale of this project, it was phased so to not precipitate the need to close most of the recreation center during renovation.

The Richie Regan Recreation & Athletic Center is home to Seton Hall’s Department of Athletics and Recreation. The facility boasts of free and circuit weight training options, two dance studios, cardio stations and men’s and women’s locker rooms with direct access to the Arthur E. Imperatore Natatorium as well as the Richard & Sheila Regan Fieldhouse. As part of Seton Hall University’s continued capital improvement program, JRS was engaged to address replacing the roof with related masonry repointing and upgrading the interior lighting with energy efficient LED fixtures. The existing roofing system was a single ply stone ballasted system. Special attention was required around the detail of the roofing over the natatorium. Due to the high level of moisture, a vapor barrier over the deck prior to the installation of the roofing system was required. Roof level masonry was repointed where failing. On the interior, new lighting was designed for the lobby, gymnasium and natatorium. All new general lighting, emergency lighting and controls were replaced. High efficiency and high output LED’s fixtures were selected for the fieldhouse. However, careful consideration was used in selecting fixtures that would stand the abuse of being hit from the inside sporting activities. The fixtures were mounted indirectly to ensure no glare would impede athletes’ performance. PROJECT: Exterior. Roof Replacement Interior. Lighting Upgrade LOCATION: Patchogue, New York SIZE: 6,200 Sq Ft

As an adjunct facility to the school’s world-class John A. Danzi Athletic Center, JRS Architect, P.C.’s new ground up accessory field house will help support an exceptionally competitive and successful NCAA Division III athletics program as well as a rich variety of intramural sports and recreational activities. Designed by JRS to meet the needs of student-athletes, coaches, and guests from the community, the building incorporates four locker rooms, showers, coaches’ offices, a training room, storage space, a concession area, and public restrooms. Equipped with massage and treatment tables as well as whirlpool baths, the field house serves the Sports Medicine Department as a rehabilitation site for students recovering from a range of injuries. Standing one and one-half story, this clean-lined structure stylistically compliments the main center. Exterior walls are split face concrete block with ground face masonry banding and the building is topped with a standing seam metal roof. Ample use of green space around the facility creates a park-like setting designed to enhance overall visual appeal. Housing a multitude of functions while achieving economies of space, the completed project embraces the College’s longstanding commitment to physical fitness and wellness of athletes.

JRS Architect, P.C. was invited to partner with TMP Architecture, Inc. on this large scale, ground up project located in southern New York. A recognized educational design firm from Michigan, TMP, was in need of a local architectural firm with educational experience along with a strong knowledge of the New York state building codes. JRS’ role includes completing the construction drawings in Revit and providing construction administration for this expansive 70,546 square foot project. This new all boys private school will encompass over twenty classrooms, a gymnasium, cafeteria, multipurpose room, administration offices, resource rooms and Bais Medrash, a place for Jewish studies. From its inviting façade to its thoughtfully planned interior spaces, every aspect is tailored to nurture the minds and spirits of students from pre-kindergarten through 8th grade. Embracing modern educational principles, the design fosters collaboration, creativity, and a sense of community, setting the stage for transformative learning experiences within its walls.
